Dhanteras 2026 property offers in Gurugram, Noida: 5 checks

Developers in Gurugram, Noida and Faridabad are rolling out festive gifts ahead of Dhanteras next Friday. Yet builders themselves admit the freebies are no longer what seals the deal. Buyers are checking track records and delivery dates first.

Dhanteras, which opens the five-day Diwali festival, falls on Friday, November 6, and Diwali on Sunday, November 8. Many Indian families see these days as the best time of the year to buy gold, a vehicle or a home. Developers across Delhi-NCR expect bookings to peak around them.

The mood, however, has changed. “The 2026 festive season is steering a mature, value conscious market,” said Jitender Yadav, Director, Roots Developers. “Buyer behaviour has shifted from impulsive to rigorous scrutiny of developer track records, infrastructure connectivity, and execution timelines.”

He added that investors are “bypassing speculative zones” and putting their money into projects backed by credible developers. “Overall expectations lean towards stable transaction volumes, rewarding developers who offer pricing discipline and reliable delivery over only marketing hype,” Yadav said.

Value over freebies

Some builders are leaning into this shift. Gurugram-based Whiteland Corporation has chosen not to offer festive deals at all.

“October to December is an important period for the real estate sector, bringing heightened consumer interest and strong traction,” said Sudeep Bhatt, Director Strategy, Whiteland Corporation. “However, we do not believe in driving sales through festive offers or discounts. We believe in the merit of our product, its inherent value and the trust we build with our customers.”

Yash Garg, Director, M3M Noida, made a similar point. “Festive offers can add value to the homebuying experience, while the real differentiators remain the quality of the development, the credibility of the developer and the lifestyle it delivers,” he said. Garg expects “healthy buyer interest” this season, especially for premium homes with spacious layouts and good locations.

In Greater Noida too, buyers are thinking long term. “While the auspicious period adds emotional significance to purchase decisions, buyers are increasingly focused on location, construction quality and long-term value,” said Santosh Agarwal, Executive Director and CFO, Alpha Corp Development Limited.

Gold coins and gadgets still on the table

Other developers are still sweetening the deal. BPTP Limited is offering a 20-gram gold coin, white goods and smart home technology to customers who book a home during its ‘BPTP Pushpanjali’ campaign. The offer covers its residential projects in Gurugram and Faridabad, subject to terms for each project.

“Through our festive offer, ‘BPTP Pushpanjali,’ we aim to make this milestone even more rewarding for homebuyers across our residential projects in Gurugram and Faridabad,” said Saurabh Paliwal, Senior Vice President, Sales, BPTP Limited.

Sentiment still drives footfall

For many families, the emotional pull of the season remains strong. Amit Aggarwal, Director, Karyan Group, said the sentiment starts building on the first day of Navratri and carries through to Dhanteras and Diwali.

“Families link this window to prosperity and new beginnings, and we see that emotional connect drive footfalls and closures for us right from the start of the season,” he said. “Buyers increasingly want to move into their new homes during this period, treating it as the start of a new chapter.”

What the muhurat says

This year Dhanteras falls on a Friday. In Vedic astrology, Friday is tied to Venus, the planet linked with comfort, luxury and property. Panchangs place the main Dhanteras puja in the evening Pradosh Kaal, with one widely used calendar listing a window of 5.48 pm to 7.14 pm for Delhi. Timings differ from one calendar to another, so families are advised to check with their priest.

Many buyers who are not ready to close the deal prefer to pay at least a token amount on Dhanteras as a symbolic start.

Check before you pay

A good date cannot replace due diligence. Before paying any booking amount, buyers should:

– Check the project’s registration on the Haryana RERA or UP RERA website

– Verify land title and approvals

– Ask whether the gift is extra or built into the price

– Read the “terms and conditions” attached to any festive offer

– Compare home loan rates and add stamp duty and registration charges to the budget

The stars may pick the date. The paperwork protects the money.
