Shoppers in Greater Noida West will get six anchor stores, a four-screen Cinépolis and a fashion-led brand line-up at IRIS Broadway Greno West (IBGW), which its developer pitches as the area’s first premium mall. The ₹400 crore project will open between January and March 2027. Trehan IRIS said on Wednesday that it expects shoppers to spend more than ₹580 crore there in the first year, rising to about ₹700 crore in the second.
“Greater Noida West has a young, aspirational community that has had to travel for its best shopping, dining and entertainment. IBGW brings all of that home,” said Aman Trehan, Executive Director, Trehan IRIS.
Rents of up to ₹250 per sq ft
Not a single shop in the mall is up for sale. Ground-floor space is being leased at ₹200 to ₹250 per sq ft a month, and first-floor space at ₹150 to ₹180 per sq ft, Aman Trehan said at the launch.
“Malls are leased, not sold,” he said.
That is uncommon in NCR, where many malls were sold shop by shop and ended up with no single owner to pick brands or run the building.
“We have been building in Delhi-NCR for over seventy years. At IBGW we have combined that discipline with the best global retail designers,” said Abhishek Trehan, also an Executive Director. “We retain the leasing and management of the mall, so we will stay accountable for the experience of every shopper, every brand and every investor for years to come.”
The concept design is by UK firm Benoy, whose past work includes Ferrari World in Abu Dhabi and City Walk in Dubai. Firms from the UK, Vietnam and Singapore worked on the retail experience, landscape, facade and parking.
What shoppers will get
International anchors lead the brand line-up. It covers premium global labels, contemporary fashion, beauty, footwear, accessories and a separate section for occasion and wedding wear. The company is pitching IBGW as the area’s “fashion capital”.
Beyond shopping, there is a food hall, cafés, rooftop restaurants, evening terraces and a triple-height family leisure centre. Banquets and open-air terraces will host weddings and festivals.
The mall is built around a central atrium with floating “Golden Petals” and a vertical garden. The developer calls it the area’s “town square” and plans to use it for events and festivals.
“With a 25,000 sq ft atrium, international brands as anchors and a retail mix curated floor by floor, we want this to be the place the whole community chooses, every weekend and every celebration,” Abhishek Trehan said.
The fully air-conditioned mall sits at the Ek Murti roundabout, opposite the proposed metro station, with road links to Noida and Delhi. Once it is up and running, the developer expects 25,000 to 35,000 visitors a day on weekends and about 15,000 on weekdays. Over the first three years, it wants to grow footfall, strengthen the brand mix and keep people coming back through events.
Marriott hotel and offices
The 1 million sq ft project on 3.4 acres also has a 135-room Courtyard by Marriott. The company says it will be the first Marriott-branded hotel in the Noida region. It will have two banquet halls for over 2,000 guests, an all-day restaurant and a pool deck.
The Omega tower will add Grade A offices with a business centre, gym and terrace restaurants, bringing a weekday crowd to the mall.
“Work might be stressful, but the design, colours and overall feel should be relaxed to improve quality of life at work,” said Abhishek Trehan.
The occupancy certificate is expected shortly. That would bring the project to market within four years of its May 2022 RERA registration, a pace the company calls rare in Noida.
Wellness-led campus in Sector 140
IBGW is one of three Trehan IRIS flagship projects. The second is Omara, a ₹1,300 crore project in Sector 80, Gurugram, marketed as India’s first luxury wellbeing residences.
The third is a 5-acre mixed-use project in Sector 140, Noida. It will have a mall, high-street retail, alfresco dining and Grade A offices in twin towers, plus a business club. As at IBGW, all space will be leased, not sold.
Aman Trehan said the campus will focus on fitness and wellness, from the business club to the offices.
What’s next
Trehan IRIS plans to launch a senior living project next year and has a five-star hotel coming up in Bengaluru. The Trehan Group, founded in Delhi in the early 1950s, helped build the Supreme Court and Tihar Jail.
