Signature Global is entering the luxury farmhouse segment with a 194.22-acre villa project in Farrukhnagar, Gurugram West. The homes will be sold by invitation.
The company puts the sales value at Rs 5,500 to Rs 6,000 crore, on about 6.77 million sq ft of developable potential.
“Farrukhnagar has been on our radar for some time,” said Pradeep Aggarwal, Founder and Chairman, Signature Global (India) Ltd. “Its proximity to the Dwarka Expressway and KMP Expressway, combined with the scale of open land available here, creates an opportunity to approach luxury living very differently. We are not looking at this as a conventional residential development. The vision is to create an exceptionally private, low-density destination of luxury farmhouse villas for a select few, where space, greenery, privacy and curated experiences come together.”
The company has bought 25 acres in Farrukhnagar and signed a collaboration agreement for another 169.22 acres. This is its first project in that part of the district.
What goes up there will be an uber-premium address for a small group of buyers. Villas will sit on wide plots amid open greens and planned landscaping, built for people who want space, privacy and an unhurried way of living.
Around the homes, the company is building a world of sport, hospitality, leisure and lifestyle — not add-ons, but part of the setting. From the size of the villas to the sporting and hospitality offering, every piece is being worked out to hold a single standard.
The site is about 15 minutes from the Dwarka Expressway, links to the Kundli-Manesar-Palwal (KMP) Expressway, and has frontage on the Farrukhnagar-Wazirpur Road. Gurugram’s housing and office belts, Delhi and the wider NCR are all within driving distance.
Roads there are being rebuilt. The Farrukhnagar-Gurugram road will be widened to four lanes at a cost of around Rs 365 crore. NHAI is fixing the route for a new Gurugram-Farrukhnagar-Jhajjar highway. The area’s new master plan puts money behind road links, bypass work and civic services. With two expressways within reach and a place in the Gurugram-Manesar growth belt, Farrukhnagar is being read as NCR’s next growth corridor.
Aggarwal said the land was not the only draw.
“With nearly 6.77 million square feet of developable potential, this is also a meaningful addition to our development pipeline,” he said. “More importantly, it allows us to enter a segment where the product is defined not simply by the residence, but by the quality of the environment, the exclusivity of the community and the experiences built around it. As infrastructure in this part of Gurugram continues to evolve, we believe Farrukhnagar offers the right setting for creating a distinctive ultra-luxury address.”
Signature Global booked sales of Rs 1,970 crore in the first quarter of this financial year. In 2025-26 it booked Rs 8,250 crore — fifth among listed real estate companies in the country. It has handed over 19.2 million sq ft so far.
Its books carry 23.2 million sq ft launched recently, 17.8 million sq ft coming next, and 9.2 million sq ft in progress — 5.8 million sq ft under construction and 3.4 million sq ft already holding occupation certificates. All of it is due in the next two to three years.
The company started in affordable housing and now builds mid and premium homes, backed by institutional investors. It buys land in phases and usually starts selling within 18 months. In Delhi-NCR it holds about 13 per cent of the market for homes between Rs 2 crore and Rs 5 crore, and 20 per cent inside Gurugram.
