Homebuyers tracking Dwarka Expressway have a new luxury project to watch. Landmark Group will start its 22-acre development on the expressway with 100 boutique residences, to be serviced by a five-star hotel on the same site.
In the second phase, the group plans branded residences on 7 acres, Roshy Chillar Director at Landmark Group said on Friday. The company is in talks with domestic five-star hotel brands for a tie-up.
The Dwarka Expressway project carries a sales potential of ₹11,000 crore. Together with Landmark One, the group’s office tower on Golf Course Extension Road, Landmark Group expects ₹15,000 crore in sales from the two projects.
Homes with hotel service
Chillar said the five-star hotel planned at the site will look after the residences the way a hotel runs serviced apartments, so the focus will be on hospitality. “We are in talks with five-star domestic hotel brands to tie up,” Chillar said.
The site will also have high-end retail and a food court. The company’s plan for the land includes branded serviced apartments and a corporate office block as well.
Founder and Chairman Sandeep Chillar described the project as “an integrated luxury destination of international standards.”
Still early days
The project is at the planning and concept stage. The company said the ₹11,000 crore sales estimate depends on the final development plan and market conditions. It has not yet announced prices, a launch date or RERA registration for the residences. The group expects the project to become a major part of its future portfolio.
Landmark One: SBI loan, work underway
The group’s second project is further along. Landmark One is a 2.1 million sq ft Grade A+ office tower aimed at large Indian and multinational companies. It is expected to fetch about ₹4,000 crore in sales.
Construction will cost about ₹1,000 crore, and the land is valued at around ₹550 crore. State Bank of India (SBI) has lent ₹330 crore for the first phase, which will cost ₹481 crore to build. Managing Director Pankaj Pal said selling a quarter of the project would clear the debt. “Sale of 25% will help us repay the SBI loan,” he said.
Work has started on site, and RERA records show May 2033 as the completion date.
The tower will have 39 floors served by 49 lifts, and four basement levels with parking for more than 3,000 cars. Office floors will range from about 55,000 to 100,000 sq ft, with flexible layouts. “We have large floor plates, which is the USP of Landmark One,” Pal said.
The complex will also have food and beverage outlets, retail space, executive business centres and an exclusive executive club, with modern building services and a building management system. Sandeep Chillar said the tower is meant to set “a new benchmark for corporate office infrastructure in Gurugram.”
The project enters a tight market. Grade A+ office vacancy in Delhi NCR fell to 4.9% by early 2026, according to JLL.

New MD’s agenda
Pal brings over 35 years of experience across residential, commercial, retail, township and mixed-use projects. He said the next phase of Indian real estate will favour developers who combine financial strength, professional management, sound product planning and disciplined execution.
“Landmark One, with an expected total sale value of approximately ₹4,000 crore, presents an opportunity to deliver a corporate environment that competes with the finest office developments internationally,” Pal said.
His first task, he said, is to build a team focused on execution and to bring in top architectural and technical talent. “We intend to pursue growth with ambition, but equally with financial prudence, transparency and an unwavering commitment to quality,” he said. He wants Landmark counted among the most respected and professionally managed developers in NCR.
“A defining phase of growth”
“We are entering a defining phase of growth, with a focus on developments that combine scale, quality and long-term value creation,” Sandeep Chillar said. The group, he said, is backing its plans with “substantial capital commitments, strong institutional banking relationships” and an experienced leadership team.
