GURUGRAM: A home at Pioneer Urban’s newest project on Golf Course Extension Road will cost at least ₹28 crore. The developer launched Alura, an ultra-luxury serviced residences project in Sector 62, on Tuesday.
The most expensive homes, the project’s seven penthouses and duplexes, will go up to ₹65 crore, said Manish Periwal, chairman and managing director, Pioneer Urban. He said each home will be designed around the buyer’s needs.
Alura has been designed by Skidmore, Owings & Merrill (SOM), the global architecture and engineering firm behind the Burj Khalifa in Dubai and One World Trade Center in New York. More than 40 specialist consultants are working on its design and engineering.
Pioneer Urban Land & Infrastructure Ltd is investing over ₹3,500 crore in the project and expects sales of more than ₹9,000 crore. Alura will have about 250 homes in two towers on 6.99 acres of licensed land in Pioneer District, the company’s mixed-use neighbourhood. Home sizes range from 7,000 sq ft to 15,000 sq ft and include signature residences, duplexes and penthouses.
“Pioneer Urban has been part of Gurugram’s rise for four decades, helping shape its residential communities and commercial destinations,” Periwal said. “With Alura, we are building on that contribution with the ambition to create a landmark address for the city, one defined by its architecture, quality of planning and lasting commitment to service.”
He said the company’s job does not end at handing over the keys. “Our responsibility extends beyond construction and handover to the experience of the people who call it home, year after year.”
200-metre tower, 13.5-foot ceilings
The East Tower will stand about 200 metres tall. Homes will have slab-to-slab heights of around 13.5 feet, private lift lobbies, and floor-to-ceiling high-performance glass around the living areas for natural light and wide views.
Buyers can redesign the inside layout of their homes to suit their families, as long as the changes stay within the building’s structure and services. Some homes will get wraparound balconies up to about 10 feet deep and over 300 feet long.
The ground level will have no cars. Arrivals and all vehicle movement have been planned underground, leaving the landscaped open areas free for walking, play and family use.
Hotel-style services at home
The developer calls its idea “friction-free living”: owning a private home you can personalise, with services on call. Residents will get concierge, housekeeping, laundry, valet and in-home services, plus help with dining, entertaining and daily errands. The company says this keeps professional help close at hand without taking away residents’ privacy.
The project will have about 1.5 lakh sq ft of club space, which works out to roughly 600 sq ft for each of the 250 or so households. Planned facilities include restaurants, private dining rooms, indoor and outdoor swimming pools, a gym, spa, salon, sports facilities, children’s areas, celebration venues, a library and a business centre, among others. These are meant to cover everything from daily workouts and family time to work meetings and private parties.
Clean water, fresh air, quake safety
Alura has received WELL certification and IGBC Platinum pre-certification. The company says every tap will supply drinking water and indoor spaces will get treated fresh air. The structure has been certified to Seismic Zone V standards for earthquake safety.

Walk through before you buy
The Alura experience centre and a sample home are now open to visitors. Buyers can walk through the spaces, judge their size, check the finishes and see how the services will work before they commit. The company said it believes luxury has to be experienced, and wants buyers to touch and feel the home first.
Main contractor yet to be signed
Work has started on site. The diaphragm wall is complete and excavation is under way. A Grade A contractor was brought in as a pre-construction partner to advise during design and planning. Talks to hire a Grade A contractor for the main construction are at an advanced stage, the company said. Completion is expected in the April-June quarter of 2031.
Neighbours in Pioneer District
Alura will sit alongside Pioneer Urban’s existing housing projects Araya, Presidia and Pioneer Park, and its commercial projects Pioneer Square and Urban Square.
Pioneer Urban has been building in Gurugram for four decades and has developed more than 700 acres. It works under the tagline “Foundations for Life”.
